The Areas We Cover

We're based at 2818 N Sullivan Rd and work out from there in a loop that covers Spokane Valley and the towns around it. Veradale is about two miles east-southeast of the shop, Greenacres about three miles east - both are quick, routine calls for us. Otis Orchards sits six miles to the northeast, and Liberty Lake is about six miles out as well. Farther in each direction we also take jobs in Mead, Town and Country, Country Homes, and Fairwood, all roughly ten miles out, and we'll go as far as Rockford, Airway Heights, Four Lakes, Spangle, and Fairfield (fifteen to nineteen miles) when the job calls for it.

Across this service area there are around 21,258 households, with better than 10,000 of those owner-occupied houses - a lot of garages, a lot of doors that eventually need a spring, a cable, or an opener board. We don't treat the close-in calls and the longer drives any differently. If your address is on the list of towns above, we'll come out.

Quick answers

The Short Version

We fix garage doors - broken torsion and extension springs, snapped cables, bent tracks, off-track doors, dead openers, worn rollers, and panels that got backed into.

Housing age and wear

Most of the housing stock in this service area went up between 1951 and 2008, with the median landing around 1978 and a heavy cluster of 1960s and '70s construction. That means a lot of the doors we see are original or close to it - single-piece or early sectional doors on hardware that newer big-box doors don't match.

Cold band winter effects

Winters here fall into the cold-severe band, which matters more for garage doors than people expect. Cold steel gets brittle at the bottom seal, torsion springs lose tension differently in a cold garage than a warm one, and openers with worn gears tend to fail on the coldest mornings, not the mild ones. We size springs and weatherseal for that, not for a mild-climate catalog spec.

Scope and exclusions

We don't do new construction and we're not a kitchen-sink handyman outfit - doors, openers, and the hardware that moves them is the whole job. If a door's frame is racked or the slab is rusted through at the bottom panel, we'll tell you straight that replacement beats another repair, rather than patching something that'll fail again in a year.

What to expect

After You Call

You call the number, we ask what the door's doing - won't open, opens crooked, makes a grinding noise, opener runs but the door doesn't move - and we give you a time window.

Diagnosing before quoting

On-site, we diagnose before we quote: a broken spring isn't the same repair as a stripped opener gear, even though both can look like "the door won't open. One honest limitation: certain opener control boards and some older spring sizes aren't something we keep on the truck for every make, so a less common part can mean a short wait on a special order rather than a same-visit fix.

Repair quotes up front

We'll tell you up front if that's the case rather than let you assume it's a quick swap. We quote the repair before we touch anything, do the work, and test the door under full travel before we leave - balance, auto-reverse, and that it's seated square in the track.

Knowing when to replace

If the fix is going to outlast its usefulness, meaning the door or opener is old enough that a second failure is likely soon, we'll say so instead of just billing for the same call twice.

Questions

Common questions

Do you work on doors outside Spokane Valley proper?

Yes. We regularly take calls in Veradale, Greenacres, Liberty Lake, and Otis Orchards, and we'll drive out to Mead, Town and Country, Country Homes, Fairwood, and farther towns like Rockford or Airway Heights depending on the job.

Why does my spring keep failing in winter?

This area sits in a cold-severe climate band, and torsion springs under tension behave differently in a cold garage. A spring that's already near the end of its life is more likely to snap on a cold morning than a mild one, since the steel is stiffer and the door's working harder to lift.

My house is older - can you still get parts?

Most homes in this service area were built between 1951 and 2008, with a lot of 1960s-70s stock, so we carry hardware sized for that era. Some older opener boards or odd spring sizes do take a special order rather than a same-day fix, and we'll tell you if that's the case before we quote.

Do you replace doors or only repair them?

We do both, but we won't push a replacement just because a door is old. If a repair will hold, we say so. If the frame's racked or the bottom panel's rusted through, we'll tell you plainly that another patch repair isn't worth the money.
